STRUCTURAL REDESIGN OF INTERIOR AND EXTERIOR REFURBISHMENT

Change duplex configuration to provide separate entrances for each unit. Remove hallway and kitchen walls to increase living space of unit 1. Built new master ensuite with heated flooring, stand alone tub, separate shower and walk in closet.  Install kitchen with large cambria quartz counter island overlooking living space. Exterior changes include re-roofing corrugated overhang, replacing brick sills with limestone, replace facia, eaves, eaves troughs. Refinish all floors, re-vented all bathrooms.

ORIGINAL CONDITIONS

Building had sound foundation, good framing.  However, it was delapidated with dated interior and worn out exterior detailing. Multiple hallways made for poor use of space.

SOLUTION

Change entrance configuration. Interior Unit 1: remove structural walls and convert into modern open concept living.  Add second bathroom and build master bedroom with luxury ensuite bathroom. Rewired and re-plumbed both units and installed new heating and new water system, gas meter and electrical meters.
